How local property tax Is Charged

Every residential property in sits in one of eight tax bands (A through H) based on its 1991 estimated value. Each local council sets its own annual charge per band. The band letter can be looked up on the local council website or a public property search tool; the annual charge appears on the council's website each April.

Discounts and Exemptions

The most common discount is 25 percent for single-adult households. It applies to anyone living alone or where all other residents are disregarded (full-time students, severely mentally impaired, under 18, or a live-in carer). Some properties qualify for full exemption including student-only households and empty properties in certain cases. This calculator models only the single-person discount, which covers roughly one in three households.

Many councils spread the annual charge across 10 instalments (April to January) rather than 12, so instalments are higher than the simple monthly average shown here. Dividing by 10 instead of 12 produces a figure closer to actual instalment amounts.
